The ESTHER is a luxury residential project by developer Amram Avraham in Netanya, built on the site of the historic “Esther” cinema (1936-1990s). The building is designed by architect Rani Ziss (RZA) together with Dana Oberson’s interior design firm, and combines two rectangular towers interlocking in a “yin-yang” style. A total of 26 floors: 8 floors of a Gordonia boutique hotel (150 rooms), 17 residential floors, and a rooftop floor dedicated exclusively to residents with an infinity pool, bar, and gym/spa. The apartments – 2, 3, or 4 bedrooms, plus two penthouses – feature high ceilings, large windows, and balconies, with sea views from almost every apartment. The specifications include a smart home system, separate VRF air conditioning for each apartment, porcelain granite flooring, Laminam/Dekton surfaces, Dorn Bracht sanitary fixtures, and underfloor heating in the bathrooms. The entrance is hotel-style with a reception desk and security, and residential tenants have a separate entrance, elevators, and parking from the hotel.

The project is located in the heart of Netanya, right on the coastline, where the “Esther” cinema once stood – the city’s first cultural center. The location is adjacent to Independence Square (Kikar Ha’atzmaut), the municipal cultural center, the central bus station, and Ofer Sharon Mall. In the immediate vicinity: Netanya’s promenade (13 km of beach), Herzl Street pedestrian mall, Argaman Beach, and the Maree Vert Hotel. Netanya itself has undergone a significant renewal process over the past decade and has become one of the most sought-after and beautiful cities in Israel, combining cultural life, green spaces, and a vibrant city center.
